Developed in association with Calnea Analytics, the company responsible for the Land Registry’s official house price index, it’s a rigorous monthly assessment of the rental market that is actively being used to secure new landlord instructions, and negotiate more realistic pricing.

The analysis and data covers all regional UK markets, and the Index is as relevant for single branch estate agents as it is for the UK’s largest property companies – such as Savills.

Here are the main points from August 2009′s edition:

Mike_OFlynn_sml“In the rentals market, we’re starting to see a tale of two property types. Houses are in relatively short supply, and they are in demand…

“On the other hand, the market is awash with flats, with surplus supply in many areas. That creates upward pressure on asking rents for houses, and downward pressure for flats. If this trend continues, we could see a growing shortage of the types of property that British people most want to live in.”

  • After two months of rises, rents are up by a further £4 to £829 pcm – the highest in 6 months.
  • Rental stock is 2% lower than in July, and has fallen by 3.7% since its peak in May.
  • Asking rents rose in seven regions and fell in four.
  • Rental yields, having remained fairly stable for 3 months, are up slightly at 4.57%.
  • London continues to lag with yields falling for 11 consecutive months and a 1.8% decline in rents over the past quarter.
