findaproperty-rental-index-an-authority-on-the-rental-market

The FindaProperty.com Rental Index is still relatively new to the property market but already it’s made a significant splash across many of the UK’s prominent publications. It’s on the radar of market experts; is it on yours?

The FindaProperty.com Rental Index provides great insight into what’s happening in regional markets – which direction yields are heading, what’s happening to asking prices, what the statistics suggest will happen to the market in the near future, and more.

Here are the main points from June 2009′s edition:

June 2009

Andrew_Smith_sml“There are some signs of a sustained recovery in the UK rental market and we are encouraged to see asking rents rise again and supply levels fall for the first time in 18 months. However, it is far too early to say that we are out of the woods yet and the UK rental market remains very sensitive to changing economic conditions. We would not be surprised to see a yo-yoing in asking rents and supply levels over the forthcoming quarter as the market tries to find its level.”

Andrew Smith, Head of Research

  • First time since Aug-08 that month-on-month rents have not declined
  • Average rents stand 5.3% lower than June-08
  • Average time on market stands at 63 days, 14 days longer than June-08
  • The capital saw a month-on-month decrease of 0.3% in asking rents
  • Average UK yields are higher for UK flats (5.24%) than houses (4.33%)
